Deadline for Filing a Protest with the Appraisal Review Board

Not later than Wednesday, May 15, 2024 (or within 30 days after a notice of appraised value was mailed to you whichever is later).

Late protests are allowed for good cause if you miss the usual deadline. The protest must be turned in with the request for a late protest form and the ARB will decide if you have good cause based on the responses on the form along with evidence documenting the good cause.

​Late protests are not allowed after the ARB approves the appraisal records for the year which usually happens around the middle of July.

Please note that when filing a protest for either Market or Equity that the only value an appraiser can set is the Market Value. Appraisers do not set the homestead capped value, assessed value, entity tax rates, etc…


Step 1: File Your Protest
(2) Options to file

Option 1:
​Online Appeal (eProtest)​

This option will both file your protest and facilitate your online informal meeting. You will create an account on our eProtest system and be able to upload your documents along with getting an electronic settlement offer from our appraisers.

Option 2:
Mail in or In Person Protest

This option will mail or in-person protest form. You can either mail-in or drop your protest form at the appraisal district office. Dropping off the protest form does not guarantee that an appraiser can talk with you on that day though as the spots to talk with appraiser in person are very limited.

Step 2: Submit Evidence for Your Protest

If you did not provide evidence when you filed your protest form then you need to submit that now. If no evidence is submitted then your value will be set by comparing your property to comparable market sales and adjusting the market value of your property accordingly. The appraiser cannot adjust your value for condition issues without evidence showing those condition issues. Every year you must provide new evidence of any condition issues that persisted after January 1st of that year and any conditions repaired prior to January 1st will not be considered.

Option 1:
eProtest Only

This option is only available to protests that were submitted through the eProtest system. Log into the portal and upload your evidence. t

Option 2:
Mail-In or In-Person Evidence


This option you will need to mail or drop your evidence to us. Please use the address to the right and make sure to let us know the address or account number that your evidence is for. Drop-off evidence can be done 24 hours a day as we have two drop boxes located on the parking lot side of the office anytime.

Step 3: Await Response

If you requested an informal conference on your protest form then an appraiser will contact you regarding any settlement offers that can be made based on the evidence you submitted and the sales/equity in your neighborhood depending on what you choose to protest.

If you did not request and informal conference an appraiser may still send out a settlement offer to you while getting your protest setup for the appraisal review board hearing if they determine it is warranted. Due to the volume of protests though this review may not always be available.

If you agree and return a settlement offer that is presented to you then the protest will be closed out at that settlement amount and your protest will be over for this year. If you do nothing, even if you agree, then your value will not be changed from the notice value and you will be setup to go before the appraisal review board. If you do not show up to your appraisal review board hearing then your protest will be closed out and your value will stay at the notice value.

Please note that a response may take as much as a few months before you hear anything from us. We usually receive between 50k to 65k protests each year so it can take us awhile to respond to each of them. Our appraisers do the best that they can though to respond to you as quickly as possible. 


Step 4: Attend Your Formal Hearing

If you choose to forgo an informal conference or did not agree with the settlement offer that was given then you will be scheduled for a formal hearing. This meeting notice will be sent to you based on how you answered the question on the protest form (Mail, Certified Mail, or Email).

​Make sure that you attend this meeting as not doing so will close your protest at the notice value. If you decide to accept any settlement offers which have been given then you need to return them to the appraiser prior to your scheduled hearing.
